My husband and I just visited a Del Webb community in North Ridgeville, Ohio and were very favorably impressed with what we saw. We came away with hopes to build a Brampton home with a basement. Then I found this website...what a disappointment to learn of all your problems!
Please, does anyone have personal experience of the Pioneer Ridge development in North Ridgeville, Ohio? If so, I would certainly appreciate hearing from you.

"Can anyone advise on what to do when Pulte denies the water test? Virtually almost all homes in my neighborhood have the water leak problem, but Pulte would only come out to inspect if there are visible signs. I'm almost positive my home has the problem, even though you cannot tell.

"My husband and I purchased our home July 14, 2005 a little less than a year after than the house was built. The previous owners bought the house on Spec and had not lived in the home. After we purchased the home, we found things wrong with the house like plumbing fixtures not working correctly, electrical issues and many of the doors to the bedrooms were warped. Upon notifying the builder (Pulte) they came in and did a walk through noting the issues we addressed. They never fixed the electrical issues and only once did they come in and glue the skins of the doors leaving glue and damaged wood on the doors.
We have now lived in the house for a little over 5 years and have had to replace numerous costly items in the house including the water heater, two toilets, the ventilation fan for the heating and air conditioning and many other plumbing and electrical issues throughout the home. Aside from the costs we have incurred by having to continuously replace these items our home has lost a substantial amount of value due to the downward housing market in Southern Nevada.
We believe that the home was poorly built and that the items we have had to replace are just the start and will continue as long as the builder does not step up and follow through with their original promise to replace and fix things that have been noted on the original warranty paperwork. My husband and I have owned other homes previously, Richmond American and Toll Brothers to name a few. We never had to replace things like we have with our Pulte home. We make every effort to maintain the home and do preventative work on the home to prevent having to replace costly items but this home was not built like that. It was built with little or no care in the future longevity or quality that Pulte promised.
It is unfortunate that we live in a society where many home owners have walked away from their homes especially those facing financial difficulty and having things break or fall apart. Many whom do not have the means to upkeep or replace these costly items. We are very fortunate that we have been able to maintain our home regardless of the costs incurred or the negative equity, we plan on making sure everyone knows that Pulte is not in any future ownership for our homes ever again, for us and for our family and friends. We have several friends who live near us and have had similar problems with the plumbing and electrical so we know that this is not an isolated incident, it is the poor quality that Pulte does not put into their mission statement and probably should.

The homes in our neighborhood in Phoenix have major leakage issues, that if a pressure test is done, the walls may fail. Apparently, the builder failed to inspect the black-wrap prior to putting the blue-wrap and stucco on. There are holes in the black-wrap which should have been sealed prior to the blue-wrap and stucco, and this lets water in.
The fix is to remove everything down to the black-wrap and re-do all layers. The problem? Their workmanship is not very good on the re-build. There are certain areas that they cannot or will not remove the stucco etc. The newly done planes don't match the old ones. So, am sitting in a home I paid premium bucks for, and where some of the exterior walls intersect, it looks like an addition was put on. Pulte pretty much told us 'too bad'. I bet none of their people would settle for their homes looking like this.
I would demand a water test if I owned a Pulte, because matching or not, you cannot have water leaking in your home! Keep in mind its a 4 year deal on this kind of warranty.

"I am so worried now b/c i had no idea that Pulte/Centex had such a bad reputation. Well, I have no choice but to stay with my contract b/c i gave them my deposit already. So with that said, does any one know about the homes in Apoka, Fl (Emerson Park)? I would really appreciate it, it would help put my mind at ease.

"Bought a townhouse built by Pulte in 2008. This home has some interesting problems such as an AC system that was either not powerful enough for a 3 level home, or the duct system was not done properly. The locks on all of the doors that lead to the outside were all done wrong, and we have recently found out that our dishwasher was improperly wired. This was diagnosed by a GE technician I had come to service the dishwasher. Upon contacting Pulte for the dishwasher I was told that I knew what I was buying when I bought the house and that my warranty was up and they wouldn't cover anything. She told me she didn't understand why I thought they should cover it, and I told her because it was done wrong in the first place, under the grounds that how was I supposed to know there was a problem without checking the wiring under the frickin' dishwasher. She still refused to do anything for me. This is the last Pulte home I will own due to this, other oversights and shoddy work. Things I'm hearing in videos on this website about the work done in these homes are things I'm actually seeing in my own home now."

"We are in the middle of a trial against Pulte. We have won on liability. Our damage trial will be in the fall. My clients bought a Pulte home in 2002. At the walk through there was a strong smell of skunk. Pulte said it was a skunk. After years of testing we discovered it was a chemical called alpha pinene. We have asked the arbitrator (don't start me on the arbitration clause in the Pulte contract!!!) for punitive damages, in addition to my clients medical and economic damages which are in excess of $1M. We are looking for evidence of chemical spills during construction in other communities. If you know of any, our contact is on our web site #$)-tupitzalaw.com**^%$. "We bought our home around 3 years ago. We had a host of HVAC defects that went unresolved. The overall quality is poor at best. Our list of construction defects is numbering in the teens. Now, 3 years later, we are developing sink holes on our lot due to insufficient compaction. To address the JD POWER issue. We were called for a survey shortly after purchase and I gave an honest (less than stellar) appraisal of Centex. JD POWER proceeded to badger me for the next two weeks and then Centex called me and very rudely stated that they did nothing wrong and it was my "issue"(so much for anonymous). I would never let anyone I know purchase a Centex/Pulte home...Ever!"

"We bought our home five years ago, and yes I know that there is settling and ware and tear, I get it. We had our A/C unit burn out last week because the A/C unit that Centex put in was not rated for the temp that we have been getting. Now this week we have a busted water main line. We decided to save some money and dig it up ourselves. Once the lines was exposed we found that the copper lines had been crushed prior to putting into the ground. Gee no wonder we have crappy water pressure. I called them and I was told that the warranty had run out and it was not their problem. I asked if we were expected to dug up our whole yard to see if the lines were laid correctly, he said no. I then asked if the claim I made 5 years ago when we were in warranty was ever going to be fixed, he just said huh. Stupid people and crappy quality. "

"Ever since Pulte bought out Centex here is Arizona, they have been building smaller Pulte homes in my neighborhood. They are marketing them as homes with big lots. This is throwing off the look that this neighborhood was supposed to have. I don't know if this is legal or can they build what ever they want even though when I purchased the homes available were different than the ones now?"
