At first, (Pulte) put everything off. (They) promised at walk through that repairs would be made within a couple of days. Then it took months.

"A retaining wall on one of our golf courses failed. (I submitted a photo.) The wall’s failure raises some questions:
1. Whose wall is this? Pulte’s or the community’s? (Whoever owns it pays to fix it.)
2. Was this wall engineered? Are there construction drawings that are signed and sealed by a registered professional engineer? If not, why not?
3. What role did Beaufort County, SC play in approving the design and construction of this wall?
4. How many other community facilities are inadequately designed and/or constructed? Will the community do everything that it can to try to identify them?

"I closed Sept of 2006. 3 Weeks after I moved in I had a line from a reverse osmosis pop out of a fitting. This flooded the whole house. The system had been running for about 2 weeks. I called pulte and they sent someone out. He opened the cabinet door and said it was not their issue, since they did not install it. I called the manufacturer of the osmosis. They said check the water pressure. The pressure was over 85psi. I called pulte and they said this was impossible. Come to find out they do not install pressure regulating valves on the houses in AZ. This is funny because every house gets them in California. Both states go by the same building codes. I asked was the pressure of my house was when the plumbing was installed. They had no record. Funny thing is that they don't even test it. Pinal county has no record of any pressure test being done by Pulte. Thanks Pulte for doing a quality JOB!!!!"

"Ever since i moved in there has been a leak in our kitchen air vent when it rains. Since it doesnt rain much here we waited to see if it happened again by then our ac warranty had ran out. We have had to replace our thermostat every year. One of our ACs had to have the motor replaced i have been in this house 4 years only. Our rugs were not installed correctly that was told to us by a professional. They are coming out at the seams. yes the seams can be seen. Having those replaced with tile."

"Poorly built roofing by Pulte. If shingles aren't installed properly, then the roof will leak, like ours did. Pulte's subcontractor overlapped shingles incorrectly, garage shingles over main roof shingles, causing our roof to leak, soaking our ceiling inside and leaking onto the floor. Installed properly, main roof shingles would have overlapped garage roof shingles.

"Friday, 2/22, 7:20 PM, discovered water on floor in foyer. Two spots where water is dripping from the ceiling. Water spot where ceiling meets wall. In attic ceiling drywall soaked over approx. 4 ft. by 4 ft. area. Water dripping from roof sheathing and running down trusses to ceiling. Sheathing is black, indicating that it’s been leaking over a long period. "

I am making an educated guess but the reason the builder is stonewalling is that there is a statute of limitations on how long you can take to file a lawsuit or go to binding arbitration (binding arbitration is a story by itself). In the state of Kansas, it is two years. So they hem and haw, make haphazard repairs, or simply ignore you in hoping you don't know about this. Check it out for your state. Don't be bamboozled (like my dear departed grandmother used to say) and allow them to get away with this. This tactic is used by almost all of the big builders, not just this one.
